Our Housing Programs

Safe, stable housing is the foundation of strong families and thriving communities. PARTNER NJ helps Gateway Neighborhood residents remain safely housed and creates clear pathways to homeownership through counseling, financial support, and critical home repair.

Home Harmony

The Home Harmony Home Repair and Stabilization Program helps eligible low-income homeowners in Perth Amboy’s Gateway Neighborhood complete critical repairs, weatherization improvements, and accessibility upgrades, so families can remain safely in their homes. In partnership with Greater Middlesex and Morris Habitat for Humanity, we provide quick-response repairs tailored to each household’s unique needs. Funding is limited. Financial Literacy & Understanding Credit

This course is for individuals who want to achieve financial independence and develop healthy spending habits. The course teaches five core competencies of financial literacy: Earning, Saving, Spending, Borrowing, and Protecting. Students learn the importance of good credit and how poor credit is responsible for more than not being able to purchase a home. The goal of the program is to prepare individuals with a stronger understanding of basic financial concepts so they can better manage their funds and to prepare individuals to become self-sufficient so they can achieve financial stability.

Topics for this class include: Basic banking, Wants Vs. Needs, Developing a Spending Plan, The importance of Savings, The importance of Good Credit, Improving Credit Scores, and Getting Help

Path to Homeownership

Stable families are the backbone of a vital community. At PARTNER NJ, we believe that safe, affordable housing and access to financial resources are essential to building lasting family and neighborhood strength.

In partnership with the Housing Authority of the City of Perth Amboy, a HUD-certified housing counseling agency, we offer free, comprehensive housing counseling services to low- and moderate-income families in Middlesex and Union Counties. Services include pre-purchase counseling, mortgage delinquency and default resolution, financial management and budget counseling, rental counseling, and post-purchase support.

Homebuyer Education Workshops

Our eight-hour Homebuyer Education Workshop, offered in English and Spanish by HUD-certified counselors, gives participants the knowledge and confidence to navigate the homebuying process from start to finish. Topics include mortgage terminology, understanding loan documents, comparing loan products, and building your homebuying team. Participants who complete the workshop receive a certificate of completion that satisfies the education requirement for several loan programs.

Following the workshop, one-on-one counseling is available to help you address any obstacles, develop a personalized action plan, and take the steps needed to achieve and sustain homeownership. Once you are part of the PARTNER family, our door is always open.

Additional workshops are offered on topics including energy efficiency, home maintenance, refinancing, and avoiding predatory loans.

Down Payment Assistance

One of the biggest barriers to homeownership is saving for a down payment. PARTNER NJ provides direct financial assistance to eligible first-time buyers to help cover down payment and closing costs, making the dream of homeownership a reality for Gateway Neighborhood families.

Who Can Participate?

Financial capability and homeownership are the most powerful tools for building long-term family wealth and stability. These programs are part of PARTNER’s Gateway Neighborhood Revitalization work, equipping residents with the knowledge, support, and resources to strengthen household finances and remain rooted in the community they call home.

These programs are intended for residents of Perth Amboy’s Gateway Neighborhood.

Priority is given to:

  • Residents working toward financial stability goals
  • Renters who aspire to become first-time homeowners
  • Residents enrolled in housing assistance programs
  • Individuals with limited credit history or knowledge of the homebuying process

Program Partners

Homeownership Workshops, Credit Counseling, and Down Payment Assistance are offered by PARTNER NJ in partnership with the Housing Authority of the City of Perth Amboy.
